@Jared Cuyler that's awesome, I would ideally like to do same thing, but it's not very practical because I have a 20 month old. I need to find something I can work on after work and between TDYs. Mind me asking what original purchase price was? It looks like it's part of a Duplex or something? Also, as far as rental contracts, did the city here have a standard one for you? When I was going to rent my home in North Dakota the state had templates, was pretty nice. Seems like the podcast needs to have you on show for military guys trying to start taking advantage of BAH. I work on Eglin, if you ever want to meet up for lunch. Also, if you ever need a hand, just let me know. As long as I'm in the area I'm down to come help you, free of course. I've done construction some but you are way more versed. On a remodel. I just build furniture.

@John Powell I agree, the curtain was great idea. @Jared Cuyler what was the timeline? (not including between your out of state affairs) that it took for you to complete, and was your estimate for rehab accurate? How did you decide on your analysis

Anyone in Fort Walton Beach, Destin, Niceville, Crestview area know good contractor and home inspector? Looking at a project, but think that the exterior work I need contracted.

How is it going Jared, I'm in Fort Walton Beach as well, separated from active duty and work as a gov civvy now but, it's awesome to hear you already have the ball rolling. I got here in February, came from Why Not Minot, where I had bought a house and sold it before I left. Currently I am renting, but trying to get the owner to get me a price on the home I'm renting so I can do some curb appeal type work, inside has already been pretty well remodeled. But I know of some changes in my little area that will drive some values, or at least secure some natural equity. . Also have eyes set on potential flip, but it's pretty much full reno, but need a contractor to give a price on some of the bigger things, pretty sure there could be some water damage on front side. My hopes at the moment is to get this house I'm renting with FHA, stay in it until a new triplex is finished being built. I am a little Meh, about buying brand new, as I cannot force equity much, and it's a higher price, but I also love the fact that there is really no capital expenditures for a while, and even appliances are under warranty for a bit. Anyway, if you ever want to meet up just let me know. - Tyler
