My question would be what are you paying to live now? You should factor the money you'll save not paying rent somewhere else into this too.

Would sure be nice to do all of what @Nick C. mentioned without having to make a phone call every time you have a question or want to adjust a search, or talk to a seller etc.

I felt kinda bad blowing up my realtor when I was looking for mine.

A good way to help you on ARV is to find a home for sale that "looks" like what you want yours to look. Then you can better gauge what homes like that are going for. If you know you can get yours to look like that for X dollars, bingo. @Jonathan Darling

Also, must read J Scott's books.

Always line up your next step before taking it or you'll step on a banana peel. If you don't save up a healthy amount not only will purchasing a house drain you but there will always be unavoidable costs you'll incur. I would say right now you should be doing 3 things: Saving money, looking for a different job (maybe advance your SC plans?) and lastly keep reading and learning

I got almost the same number using the BP calculator too. The only thing I didn't see on your sheet was savings for capex.

Yeah you've gotta have a licensed GC quote and bid the property and the bank sends checks on a schedule like @Account Closed said. If you can do the work yourself then just get the deal and find another route for the repair money.

Assuming you're not going to be purchasing like 100 houses in the next 2 years then IMO market data doesn't really matter. You need 1 tenant, not 1000. People are renting houses in every neighborhood, every town, city, county, etc. Go find a deal in the area you know best.

Grind it out and save as much money as you can to get into a deal. You'll need the w2 job to get a loan anyway. Being an agent isn't guaranteed money, you get paid every 2 weeks where you're at now. Makes planning things out much easier.

Too bad she's still probably paying. At the end of her lease (mine says noon on X day) I would go up to the unit and tell her she has to get out NOW. Maybe if you're nice give her an hour or so. Tell her that she can no longer stay here, she has to leave etc. You could go ahead and send off for an eviction (could take a few months) or the less used tactic, call the cops and tell them this lady doesn't live here anymore and she won't leave. In my experience it's scared them into leaving by the next day. Note, the cops likely won't do anything...you just want the presence.
