I'm not sure if you're renting to students or not but individual leasing sounds like it. If that's the case, raise your rent! They'll pay more. 

Also, depending on the bank you might be able to use your rental income to offset your debts and count towards your DTI. I'm doing that on a deal I'm working right now otherwise I couldn't qualify either.

You could easily pick up a $120k house in parts of Tampa that would rent in the $1100-1400 range with builders grade rehab.

PM needs to know. If they suck at communicating I'd get rid of them asap...sounds like it's definitely not helping the fact that you're now losing money.

12 years? I'd just scrape it and update on the ceiling. The walls might actually be something different than popcorn. You could just paint it. Or apply a very thin coat of soupy joint compound then sand/texture/paint.

You might've made more then you claimed but the bank only cares about prove-able income which is what shows up on your taxes. For example, you couldn't provide your 2 paystubs from the holidays because the tips you received there are not an accurate representation of what you actually make regularly. 

Need to make more on the top or spend less on the way to the bottom.

Is it still on the ceiling for the most part? If so, test a spot with some paint and see if it seems like it will stay up. After some time if you start messing with it it'll fall off and make a huge mess.

On the walls, are they plaster "Hard, concrete almost" or is it soft "foam" feeling popcorn? @Guevara M.
