Hey @Jacob Stewart, as a retired Camp Director who lived on the same lake you do, I have some experience here on managing land with plenty of timber. Talk to Idaho Forest Products or Stimson Lumber. They will send out the Forester and do a free analysis for you and for anyone that owns 10 acres or more. The answer to the question they will tell you is it will depend on the timber market and what your goals are for forest management.

This month we will have the fabulous Jacob Marble back who will be talking to us about land development. He is a great story teller and will clue us in on the deal he has been working on here near Sandpoint. 
Join us every month on the second Thursday of the month at Laughing Dog Brerwing at 6pm. The next one is on August 13th. 

HI @Vaughn K., it sounds like to me that private money would be the way to go until you can provide tax returns. And then of course, when you get a place fixed up, get all of your money back when you get the bank loan going.

Hey @Trevor Reilly,

I recently became a fan of Red Rock Property Management in Liberty Lake.  They do not manage any property for me because I am a property manager myself but I recently inherited some great tenants from them who loved them and spoke well at least from the tenant side of things. when I called to talk to them, they actually answer and talked to me a while about how business was and how things were going during our Covid event. They even gave me specific details about the tenant. Not just “yes they pay on time” 

Try them out if you have not already.

Hi Tyler, 

Welcome to Coeur D Alene. Could I offer to get together for coffee or meet at my office soon to help you get started at least in North Idaho. I am a local investor and also Realtor with the North Idaho REI team. We help investors with Real Estate and hold networking events here in our Coeur D Alene and Sandpoint once a month. When we are not shut down from meeting in person, we hold educational events the first Thursday Evening of the month in CDA and the second Thursday in Sandpoint. A great chance to meet contractors, lenders, flippers, buy and holders, wholesers, and people wanting to get started or just learn. it's a great mix. The events are always posted here on BP.
I hope we can meet up, I also came from Colorado, been here 11 years, and plus with having the same name, it’s probably destiny.

Definitely have coffee with @David Clinton III, he is one of our favorite people. 

Also, make sure to attend our Real Estate Investor Meet up the first Thursday of every month with the next one happening on January 2nd. We meet at the Keller Williams office and always start about 6:30pm. I am a member of the North Idaho REI team and we are a team of real estate investor agents who help investors in North Idaho reach their goals and help to connect you up with other investors in the area. We believe that single family home are a great strategy in our market as the money has definitely poured into Multi Family here.
