Purchase Price - $300,000

Rehab - $230,000

ARV - $618,000 (sale price)

Net profit - $65,000

Hi All,

I am closing a four-plex this month that I recently flipped and it has freed up some capital. I am looking for more projects in Ontario - Hamilton, Kingston, Kitchener, Waterloo or any other strong markets now more then several hours from the GTA. I am a civil Engineer with a Masters Degree in Project Management therefore I have the capabilities to manage the project but I am more then willing to bring on partners who will also inject capital.

Any properties or similar investors out there?

@Jay Shaw I am a local investor in Toronto although I do most of my investing outside of Toronto. I would be interested in hearing more about your opportunity.

@Samuel Sedoreyes, are actually interested in that area as we have a local contractor. We previously had an agent however he wasn't able to understand what exactly we were looking for. Please add me to your list!

@Leo RobinsonI have never personally wholesaled however I have done some vendor take-backs. Wholesaling seems to be tough in Canada as most people are well aware of their property value and can get asking price on the market. It does happen in some larger commercial properties by means of renegotiating leases during the due diligence period however I have never gone this route.

Congrats on the new venture. I am also an engineer and once owned several investment properties in London. I have a large network of connections in London, from wholesalers and agents to owners/landlords. I would be happy to set you up with any of them. Also, I have a few different leases that may interest you as I use different leases for my different properties.

Hi All,

I personally was discouraged by the GTA market due to the cap rates etc and now focus my investments and flips in more of eastern Ontario which have been quite successful over the past two years. I have developed a great network of brokers, agents, contractors etc. for holds and flip/holds. If anyone is interested, feel free to get in touch with me.
