This COMPLETELY depends on the competency level of the agent in question. It is amazing how many agents set out to work with investors without having a clue how to run a financial analysis on breakdown the lease info for you. I regularly call other agents and get “I don’t know what the rent is”, “what is a T-12?”, Etc.

Ensure you are working with a good local agent who understands investing and commercial real estate and have them run the numbers THEN you double check their work. Don’t waste your time with deals that don’t make sense.

Well I ended up going the launch control route and have had pretty good luck with it on the wholesale side. Just thought I would update everyone.

I’m glad to hear you are investing in Lubbock! I would recommend two BP books. The book on flipping houses and The book on estimating rehab costs. You can find both in the BP book store or amazon kindle. They are worth it!

You absolutely can! Common strategy and as stated above there can be large tax benefits. Make sure she discloses the relationship and you should be good to go!

@Kendric Ng I would call around to well known LOCAL banks and take their investment bankers to lunch or coffee and explain your goals and get their product offerings. Investment loan structure can vary significantly form lender to lender.

REIA's can be of use if you are just starting out. The organization of the local associations and the networking they offer make a big difference. It has to be one that actually provides a benefit or it is pointless.
