From the pictures I would say the $125k ballpark could be correct. I would just evaluate the exterior in comparison to other recently sold properties to ensure it is on the same level. Maybe increase the perception of value with some light landscaping in flowerbeds.

Ultimately you have to “win” in the eyes of an appraiser so whatever you can improve to accomplish that will help.

I think military towns have always shown their value. Abilene’s rental market is always very strong. I am in LBK but I would say any military town typically has a strong rental market.

It truly does depend on the lender. For a straight up mortgage it’s solid granite...

As mentioned I would look into investment and portfolio lenders. I will reach out and can give you a good portfolio lender that does private money as well.

Hey @Shelby Bybee I am in Lubbock so I get how managing something in MO would be an issue potentially. I would contact his CPA and attorney and run it by them. They will know his financial situation better than any of us on here and they can give better advice on the specific price and terms that y’all should use.

I would never say “avoid” an older home. I would caution you to know what to look for and to do your due diligence regarding the property’s condition.

Geographic area plays a big role but I would bring a contractor to look at the property and give their opinion on repairs and condition before you spend the money to do a home inspection.

Even if it is a cash deal I would highly recommend a home inspection be performed and ensure you review the report with the inspector.

From there I would consider the report and factor in repair costs to see if it still meets your plan.

I’m going to tell you a secret... skip tracing is worth it’s weight in gold. It will give all contact info including email, addresses, names, numbers, equity, etc.

1. Not even close to being a good wholesale deal. Sorry man

2. If you give $50k you need to assume $55. VA loans are often assume less which might get you a personal home with great rates but this is not a good investment deal.

3. Connect him with a Realtor who works with Veterans regularly who can get him to sell via assumption.
