Hey @Shane Linse,
I've done a deal exactly like this for my personal portfolio and recently sold it, I'm also a license agent in Alaska. If you'd like to connect, I'd be more than happy to send you the contract I signed if you'd like.
Hope this helps!

Hey sir,
Congratulations on the pregnancy! I'm a local investor here in Anchorage and I'd go to @Chris S.with Overwatch Real estate management if you're looking for a property manager with a very reliable handyman. I've worked with a few but a lot of them overcharge and Chris was able to hook me up with someone that was very reliable.
Hope this helps!
Let me know if you have any questions!
Post: What’s the best way to approach lending ?

Well, if they are W-2 jobs, you could ask for the next company you work for to send you an offer letter that explains what you'll be getting paid. Some lenders are able to qualify the income that you are going to make. They are looking for job stability when they ask for W-2s, so you have to prove to them that you are going to pay back the loan.
My recommendation is to call a few local lenders and see if they can use that offer letter to get you qualified.
Hope that helps!

Hey Erin,
I would agree with Sepp here. I think around 5-10% is very reasonable. While I'm underwriting, my rule of thumb is if it was built before the 70's I would lean more towards the 10% side. Anything built in the late 70's and later I tend to not budget quite as much because I'm more comfortable and more knowledgeable on dealing with problems in "newer" properties. All comes down to what you're comfortable with.
