Hey Enrique! 

While I am not a real estate agent in NJ, I would say it would be difficult to find a solid property without to many issues in NJ for that price. If you want steady cash flow I would suggest taking a look at the midwest. For example I personally invest in Dayton, OH because of the steady employment from the Air Force base, health care, universities, and soon the Amazon Distribution Center. Ohio is also a landlord friendly state, it's one of the few state still relatively affordable for first time buyers. Feel free to reach out if you have any questions.

 @Austin Steed I like anywhere around the Air Force Base for the consistent military and government civilian renters. Although for the value add play with major developments, I'm eyeing the Englewood suburb, which is right by the Amazon Distribution Center being built. There has also been an uptick in small business in that area as well in the past couple years.

Hey Ken, 

There are certainly lenders I can put you in touch with that will be able to answer your financing questions better than me, but an asset loan would give you more leverage and higher ROI than straight using cash. Another option would be to do a delayed financing (purchase in cash and then put a loan on the home, giving you access to your cash again).

If you are looking for a high ROI, I would consider areas in the midwest. I work with a lot of out of state investors right here in Dayton, Ohio looking for high cash flow. If you are interested in Ohio at all feel free to reach out to me anytime.

Looks like Ohio ROI !

This is one of the most detailed breakouts I've seen...Nice! But yes even with conservative numbers this makes sense. With higher rents your ROI will be even greater.

Also make sure the seller carries over the tenants security deposits to you at closing. Feel free to reach out if you have anymore questions.

Hey Dylan! 

Yes Cleveland is known for having cash flow. Dayton, OH is another place with cash flow numbers similar to Cleveland. 

Columbus is best for appreciation and Cincy would be second.

Hey Daniel, 

I am a local real estate agent and investor in Dayton, OH. The state is very affordable in general and Dayton in particular does offer really nice cashflow. 

I've noticed a lot of rentals listed for sale don't have their rents up to market value and a lot of investors are able to get good deals by raising them. Plus in some of the better neighborhoods rental inventory is very low which justifies increasing the rent even more. 

Along with what Austin said about the economy Amazon is currently investing in a distribution center in the northern part of the city which will add a lot of jobs and business to Dayton.

Hey Geoffrey, 

Yes, Ohio is a great place for cash-on-cash returns. 

Dayton and Cleveland have the best Cash flow.

Columbus has had the best appreciation in recent years. 

If you are interested in the Dayton market specifically I do primarily work with investors there, and have some off market deals/pocket listings.
