1. File eviction now also don't renew and maybe even offer them cash for keys if they leave it broom clean.  Might be worth it.  Tell them you will pay them to leave.  

It only should take about 10 days to barrow from the retirement. 

2. Oh your gonna be out more than that security is.  Document everything take pictures and while at court for eviction sue them is small clams for damages.  Have your property management company tell you what it would cost to fix with their people.  That's what you can get in a judgement. 

3. Yes start gathering now for your new mtr.  Mtr or str that over the holidays see how it goes then perform any remodeling that needs to be done and rent it ltr in the spring keep everyone on the same schedule for moving out in the spring it's so much more better.

It's new York.  It's my understanding and experience that the property will get reassessed at a certain percent of the total value of the property after the sale.

I suppose the best thing to do would be to call the assessors office in that town in the morning.
