Hey @Matt LaCosse - Nice spot to have there for your rental properties. I was curious on why a MTR instead of a LTR? I work in property management and we've come to find when we have a MTR that you risk the chance of having the property vacant without a tenant more often than with a LTR. It is a lot of work finding good tenants and it seems with a mid term, you would have to do that more often

Hey @Kathleen Park - We've come to realize the zillow background check can just be filled out by the tenant themselves and can be unreliable. I have seen numerous companies that have had success with "beenverified.com". I would give that a try. If you need any other tips on how to screen tenants, we do it on a daily basis at our property management company (Landmark). Feel free to reach out with any questions

Hey @Yolanda Martinez - Flipping houses is a great way to get some positive cashflow quickly but it can be stressful and a lot of work making all ends of the process meet.

Usually the end goal for investors is to eventually have enough capital to buy and hold properties to rent that way you see cash flow coming in monthly.
