Don't do it. It's not a great decision from a business standpoint. You will more than likely destroy the relationships you have with that family member/friend.

You'd be surprised what could happen...

Here’s what you could do next:

  • Contact the listing agent directly (if you’re not using your own agent) to express interest and ask:
    • “Why do you think it hasn’t sold yet?”
    • “Has the seller received any offers?”
    • “Would they consider something below asking?”
  • Get a contractor walkthrough/estimate (even informally, some contractors will walk through for free or low cost).
  • Talk to a lender or mortgage broker about financing options (including rehab loans or hard money).
  • Run your numbers again more carefully—can it cash flow? Can you refinance out? Would it rent easily with no parking?

I don't think it matters whether you are a male or female. I can assure you a powerful older female is just as capable of doing this to a young man. You'd be surprised.... but it's probably not as common. 

I also have full confidence that the BP community would warn a young man making the same post as you. It would certainly be questioned. 

I wish you the best and I want to see you successful.... genuinely....but I could not forgive myself if I did not warn you. It's my obligation as a decent human being. We're just asking you to tread with extreme caution. These promises he's made aren't normal in the real estate community. Especially to someone you don't know. This man does not know you. 

You're getting very excited and making posts about someone who hasn't even delivered their promises. It's concerning.

Yes—women do face unfair assumptions when mentored by powerful men. That’s real. But if this message is in response to concerns about a specific situation that showed signs of grooming or power imbalance, it’s misleading. It uses a general societal issue to shut down critical thinking about a particular dynamic.

Mentorship should absolutely be normalized and celebrated. But not all mentorship is healthy or safe. If someone raised concerns based on red flags—like manipulation, emotional leverage, or unusually intense personal involvement—this message sidesteps that. It tries to paint skepticism as sexism, when in fact, the skepticism might be rooted in protecting others from harm.

The “we’re building empires, not storylines” line suggests that anyone questioning the dynamic is just making drama. But asking questions is not gossip. It’s how we keep spaces safe, especially for women in male-dominated industries.

When someone uses empowerment language to defend a potentially inappropriate relationship, it discourages other women from speaking up when something doesn’t feel right—because they fear being seen as unsupportive or "part of the problem."

Final Thought:

Empowerment isn't just about getting opportunities. It's about ensuring that those opportunities are authentic, ethical, and free of manipulation. Real support should never require silence, deflection, or spin.

With that being said-

You mentioned in one of your responses that you have a knack for feeling people out. (Paraphrasing)

Someone with a high level of intelligence that has honed their craft can easily manipulate the most discerning of people. Good manipulators don't get caught until it's too late. It's the ones who aren't very good that you've been able to spot out.
