@Malcomb Stapel I pulled out equity on my primary property and then applied that for a down payment for another home that I moved into. Therefore turning the original property into a LTR. Did that clarify some of the details?

Hello! Here is a little background on myself for context. I house hacked my primary residence for two years and then recently turned it into a rental when my (new) wife and I moved out of the city into another house. We obtained a second lien to purchase our property out of the city. I am preparing to make future moves in REI and wanted to know everyones thoughts on how to obtain another property. Would you save 20-30% down for the next property or use leverage for another lien down the road. Any insight would be appreciated. I just feel stuck in terms of planning for what may be next. Thanks everyone!

Hi everyone, anyone have a rental property available asap for a family of three with one dog. My family member just lost her home in the Marshall fire in Superior Colorado. They would be looking at the Superior / Boulder / Lafayette area. Any leads would be appreciated. Thank you

Hello everyone, I am looking at making a purchase on a home that had previous exterior foundation repair. According to the inspection, it was minimal but the house has had foundation issues. That was recorded in 2011 and no further foundation issues. What are your thoughts about moving forward on the deal?
