I saw the programs, too, Rich. And I especially liked how Steve Forbes predicted we'd have a flat tax in five years!

The worst part to me is dealing with the small percentage of people who are stupid, incompetent or just plain evil.

'Stupid' would include tenants and their never-ending and grindingly-repetitious excuses.

'Incompetent' would include the tradespeople who I pay good money to but still have to constantly follow around to ensure the work is done correctly.

And 'evil' would include a much broader class of people who attempt to get over on me in various dishonest or amoral ways.

The one problem with MikeOH is it's just SO DARN HARD to get an opinion out of him.....

My question to you is: are you stuck in your Illinois cornfield or can you relocate? If you've been studying this site you've discovered that many of the more astute and successful RE investors move to where the best opportunities are.

To expand on Tim's point: I've got a great long-term low-income tenant who lost his job. I lowered the rent to keep him. Now he's losing his unemployment benefits and still can't find work. So now I'm losing him.

People can't pay the mortgage OR the rent without a job (or another source of money).

So, no new jobs plus loss of benefits equals more tough times. Or... no new jobs plus new/extended benefits (thanks to the government printing press) equals more tough times of a different nature.

I'm sure glad to hear others have a more sanguine opinion of what's ahead. From your lips to the creator's ear......

Try and identify the smell.

Something dead? Urine? Sewage? Rotting food? Cockroach feces? And so forth.

Each has a distinctive stink (how sad that i know this....) but once you identify the smell you can move toward remediation.

My tenants just smile and lie... smile and lie.......

Of course, here in NC smokers are a protected class.
