The LLs with really nice rentals are raising their standards.

The LLs with crap are lowering them.

Tim, I'm pretty lazy so I decided to automate having fun. Whenever a tenant calls me s/he hears the message:

"Press 1 if you can't pay rent because a close relative died.

Press 2 if the dog ate your rent. Or died.

Press 3 if your welfare check got lost.

Press 4 is something terrible happened to your car/bicycle/Air Jordans.

Press 5 if there's black mold everywhere.

Press 6 if I'm a slumlord.

Any other suggestions to add to my phun-tree would be greatly appreciated.

What's extremely troubling is that BP's relief wells may miss the mark in August or, unthinkably worse, lead to a catastrophically greater escape of oil.

Then what?

Here's the larger issue that concerns me:

That landlords will increasingly become targets-of-opportunity for municipal revenue enhancement, especially owners of MF units (as Bill said: "deep pockets, one vote, no brainer!").

I'm from the old school: I like owning my own personal house free and clear.

If I ever rent, it'll be a space for an RV.

Your best targets are probably the big companies owning/managing dedicated student complexes. Might try Dorms, too.

I have a web presence, of course, but the _last_ thing I want to do is engage in any superfluous social intercourse with my tenants.

NC is about ten years behind FL so we're still doing it the old-fashioned way -- on the courthouse steps.

Which can be advantageous. Case in point: six months ago I went to a foreclosure just for fun. Well it was RAINING and no one else showed up.

My lowwwww bid won but I had maybe $50 bucks with me. The very wet attorney then gave me a couple hours to bring a cashiers check to his office to close the deal.

So Rich, while you're sitting in your comfortable LaZboy I'm hoping for RAIN or SNOW to cut down on the competition!
