With your sister planning on living there you could potentially buy the house as a primary residence with her and avoid the massive down payment that comes with buying the property as an "investment property". This means you could get a much nicer place with as low as 3% down and better rates than investment financing can offer as well. Just a thought!

Hello @Mason Sligar!

While I myself do not own property in Nashville (yet), I do have several clients that are putting offers in there as we speak. I think it is very clearly growing in the eyes of investors with the type, size and value of homes around the area as well as being a "well-known travel destination".

Very curious to learn more from the viewpoint of you as a local. Are you currently doing any house hacking/flipping/investing in the area?

Personally I have not had any experience with selling Sub To and I will let other experts in that area touch on that.

I do know that there are multiple other ways to get that mortgage off of your DTI in order to purchase your next primary. Of course I would need a few more details to give a direct path.

How long ago did you purchase this STR? Did you close the previous loan under the LLC or quit claim deed after? How many months of STR income do you have so far? How many other properties do you have?

I will reach out to you directly to see if there is a possible answer that may not have been thought about yet!

Looks like you have a ton of great options already, but remember it doesn't hurt to get multiple quotes and compare costs. Hopefully you are taking that cash and getting some other great deals with it!

Literally couldn't have said it better @Alan Asriants! A lot of my clients in Florida, North Carolina, Arkansas are still even finding cash flow positive opportunities too. Heck, even here in Colorado I personally just made my first house hack profitable and am moving into home #2 to do it again!
