Hello BP's,

I am Tzook a foreign investor from Israel, I started working with the US market in the past year.

I just got some local investors who look for bigger investments, and I look to provide them with the opportunities.

I would be happy to connect to people here who have some great deals, or simply getting some tips on where I could find opportunities:

- commercial agents ?

- wholesalers

I have read many articles about the taxing of your property, depreciation etc.

One thing that is lacking everywhere is when you sale your home does the IRS include your rehab cost in the calculations?

For example:

I bought a home in 50K

I rehabed it in another 20K

after more then a year I sell the property in 90K

So:

1) I get taxed on my: 

90K

- 50K (initial purchase price)

- 20K (rehab cost)

= 20K (total profit to be taxed on)

2) I get taxed on:

90K

- 50K (initial purchase price)

= 40 (total profit to be taxed on)

P.S.  I truly hate that owner portal propertyaware, it is like designed in the 1980

I thought it was like a regular investment but if CPA tells me otherwise he just bursted my bubble :)

Yes that what I thought, but as in normal companies.

You have 100k income until November so you can invest, 90k in equipment or purchasing investments.

Than the company is left with 10k profit for that year...

So they pay tax on the profit, as the 90k where expenses.

hello BP

If I have a LLC that gets 100k income yearly, can I use 100k to purchase a property

Or 

I need to pay taxes on the 100k and only with what is left to purchase the property

I got till now one offer that is 8% approx for 30 years.

I know that mortgages with "fannie mae and freddie mac" are 4% approx

Any suggestions for better financing connections.

* just mentioning again, I'm from Israel not a US resident.
