Me and my partners are long time constructors and hungry motivated investors.

We found a great auction on a home in LA, great area (we just fixed up a home there that priced for 1.5M)

Do you have any experience with auctions? what are the proper phases to act on?

And we are looking for cash partners, that will only need to help us fund the deal, and split the earnings with us.

I'm currently creating a "cheatsheet" for the process of purchasing a new investment.

I mean as for the team you need:

- agent, inspector, contractor, lawyer etc

- steps for finding deals is way to much

- but after finding a deal, what to inspect, life-cycle of the deal, estimating the price cost, rehab cost, arv, rent etc

The more I could place on paper it would be better, I'll do it on google docs and share it for the professional comments and suggestion, but I could do that only after 10 posts :)

Just got my first home last month and looking for more amazing deals, will soon come to visit again and hope that this time will be for a longer period.

I would be happy to meet other investors, beginners or veterans alike.

I could surely help as I'm super hungry, and sure I could make use of my tech skills for automating our work.

I think it is quite high as well, I just view zillow and trulia and the price seemed like just in the middle, and the calculator gave me like bottom like 7% ROI

So I decided to consult with the experts :)

I just go a lead on a rental house in 30035, it will need some fixup, buying price is 55, and I think I should invest 20K more.

Rent is approx 750 I think, it's a 3 rooms and 1 bathroom apt, 1050 sqf.

What do you think on the rental status in the area, and future house prices?
