Never experienced this, but I'm trying to contact an owner of a condo that I want to buy. It's in pre-foreclosure now. I researched them and found that they deeded their current residence to a trust. I'm assuming for asset protection.

I'd strongly suggest the investor consult with an attorney.

Have you checked income, credit and references for either tenant? I would not make a decision solely on a referral. The agent has no vested interest in the quality of tenant you get based on their referral track record. The neighbor has a vested interest in making sure your tenant is a good fit with the neighborhood, but still cannot guarantee you'll get the rent every month.

It sounds like your parents would net the same either way. Just be sure they complete their due diligence this time around.

I also buy from either Home Depot or Lowes. I just did a black four-piece kitchen for just at $1,500, which included tax and all of the accessories that must be purchased with the appliance for Lowes to install it. I briefly considered the many used appliance dealers, but decided the couple of hundred dollars I would have saved wasn't worth the risk of them not working in 30 days.

Charge the late fee and begin eviction proceedings, every time. I reassure my tenants it's nothing personal, strictly business. Usually only happens once.

@Engelo Rumora thanks! I buy and hold in Winston Salem, NC. It feels good to finally get it right after paying retail for two properties in 2006. The rehab on this one is done on Saturday and I'm actively looking for the next one!
