Greetings BP! Has anyone ever heard of this? I just got a foreclosure property under contact. I wrote in the initial offer that the property should be deeded to an LLC. In the 'clean-copy corrections', I was told I had to deed it to my name, and I could switch to my LLC after closing.

I really don't have an issue with doing this - but just wondered if this is common with REOs these days. Last REO I bought was 2005 and maybe the times have changed. Any thoughts? Cash deal, so not sure what difference it makes to whom I deed the property. The bank is SunTrust, if that makes a difference.

Thanks for any insight you can share.

@Account Closed Thanks for the welcome. Yes, I'm finding that out very quickly. Left a message for an agent on Sunday that I wanted to make an offer on her listing, and I have YET to get a call back. I'm sure it's under contract by now...

@Curt Smith Thanks for the tip Curt! It would certainly be helpful to have someone do the upfront leg work. This market is vastly different from the NC market I'm used to. I am going to join the REIA. My goal is to acquire 3 more properties this year. Wish me luck!

@Gail Leonard Navy Federal Credit Union has a 100%, no PMI conventional loan product called HomeBuyers Choice. In spring 2012 the rate was about 4.5%. Not sure what it is now. He may be able to join as the family member of a service member, vet or government employee. Hope that helps.

@Jack Tucker I'm not on the legislative side, I work for a federal department. I'm within a reasonable distance from Athens, but didn't realize it was a booming market. I only hear of it being associated with the school. Whatever information you have would be great. I'll have to add Athens to my research list.
