This is one of the most important steps when getting into a market. I had to develop the process I now use over time and have perfected it. The key is to have the right people on your team that can provide you with the vital market details you need in order to see whats happenin.

I would liken it to swimming. You are going to want to have some basic knowledge of how to doggy paddle at least before you just jump right in. The other option is to have a life raft or in the case of business, a mentor who can help you when needed. It's rare to find the top athletes don't have coaches. Treat your business like a champion and strive for the best outcomes possible.

I prefer to work with agents and brokers. It just makes sense if you know how to find the right agent to work for you the way you need as an investor. The problem I see the most when interviewing Realtors are the old school traditional agents who are stuck in their process that doesn't really work and they are unwilling to change to a way that does work and would make them way more in commissions. As long as the agent is open minded and can follow instructions, it's a great thing to have them on your team.
