I found a really awesome MAO Calculator that's an app. The spreadsheets that were recommended just didn't work and it's not easy to take a spreadsheet to a property. So after a long search...I found a MAO calculator app that I put on my phone and make an offer on the spot. Just got so excited to find this tool so I thought I'd share with everyone so it can make others lives easier too.

I was looking for a spreadsheet that calculates MAO based on the formula you mentioned. Can you direct me to the spreadsheet you mentioned? I saw one but it had way too much extra stuff that you don't need to figure MAO.

The goal is to be able to sell the beneficial interest of the trust in place of a standard assignment.

Will writing the "XYZ trust, Chris Harris trustee" as the buyer enable me to accomplish that goal? Thanks for your help! Just want to have all my ducks in a row

What are the best ways you've found to get cash buyers?

Is anyone familiar with the process of assigning beneficial rights of a trust in short sale and bank owned property transactions in place of a typical assignment?

Have you done or seen a deal where the "Buyer Consultation Fee" is used? Can this be used on short sale and bank owned properties in place of an assignment fee?

Would the buyer need to sign any additional documents for the buyer consultation fee or is inserting it into the HUD-1 suffice?

What are the best properties to work with Realtors on when selling to my Cash Buyers list? The deals need to be assignable.

REOs and Short Sales are out as you can't assign those contracts.

What else do Realtors have access to on a regular basis that cash buyers would love to get their hands on?
