What is the difference between Private money lender and a Hard money lender? I'm looking to buy a rehab property and flip it with 6-9 months. which would be a better option. Sorry if this is sort of of topic :)

Hello,
I hope this is the right spot. Today, just a short time ago a divery boy was injured at my house. He was leaning against he railing outside, which was a little loose, and knocked it over and cut his hand. The railing had been there since I purchased the house and was on my to-do-list but there have been no issues. The cut didn't need stitches and I used a band-aid and antibiotics. He seamed like the type that might try and sue. Any advice?

I have since taken down the railing, cleaned the porch of what little blood was there, and will be installing a new railing and post tomorrow.

Any Advice would be great.

either way. you can shut it down and relight the pilot, or just shut it off and re-light the pilot in the fall.

Exactly. It sounds like you have not said yes to them yet. And even if you have said yes if the rent or deposit is not in your hand you can always rent to someone else. You just cannot discriminate against anyone. My rental application is very airtight when it comes to all these issue if you want to take a look it’s posted on my blog, which is life.urbanandrew.com. The better your interview questions and the better the application, the less legal trouble you can get in for just saying "I don't think this person is a good fit for my rental"

Thanks for the quick reply. when you say on notice what are you referring to? On notice of eviction? The women on the second floor knows where the noise up stairs is coming from, which is the kids rooms. The kids on the third floor are around 2-4 years old and are just up all night. thanks for some more info.

Best sign ever is one that i made for less then a Home Depot sing and about 4 times as large.

Go to a craft store and they will have a "NOW RENTING" flag (usually red, white and blue:)
buy some iron on numbers. Iron your number below the sign.
hang proudly some where on the house (i.e. porch, window, roof)

Cost: about $15.00
Visibility: MUCH BETTER then the 11x15 sign from home depot. :D

I have a three family in providence, RI. There is a very nice women on the 2nd floor with a child. She is quiet, respectful, pays on time, and now can not sleep. The third floor is noise and apparently is up all night, and now the new (1st night there) tenants have the music going till all hours of the night in which she called me to call them. I have spoken with the people on the third floor, without mentioning the lady on the second floor, and they stated they were quite but would make sure they kept it down. When i called the girl on the first floor her music was so loud when she picked up the phone she coulnd't even hear me. Could it be the women on the second floor is just a LIGHT sleeper? What else can I do about the tenants making tons of noise after 10pm? Any suggestions would be great? The people on the 3rd floor have 3 months left on the lease and the 1st floor has 12 months left. Thanks.

Hello,
I have a questions regarding private investors opposed to getting financing through a traditional lender. My question really is where do you find people that would be willing to invest. I have a proven track record with two properties and can show a business plan regarding the other property and cash flow. the building is in need of some work and i would like to keep as much cash in my pocket as possible for repairs and other items. I live in the Providence, RI area and any help would be greatly appreciated. thanks for your help guys.
