I like to purchase a home which was foreclosed on and went back to the bank. A wholesaler picked it up and advertised it as off market sale. There is a Lis Pendens filed and a Mechanics Lien prior to the foreclosure auction. Are these lawsuits wiped out at foreclosure sale in Arizona? Please advise, thank you

Hello you all, I now live in Mesa, AZ and I am quite new to BP, what I found so far is really educating me a lot. I hope we all can learn from each other and pass the knowledge on to the newcomers. I have to draw up a LOI for a home in Phoenix and wondered if I should include some additional provisions if any? My most expensive home sold for $800k, I never went over that mark yet. I want to be super careful, it's a new experience for me. This home is sold by a wholesaler and I understand how they make quick money on turning properties like the one I'm trying to buy, they are asking for $20k non refundable EMD, 30-day escrow. What should I look out for? Should I include additional provisions? And what kind? I have never purchased from a wholesaler before nor had to take out a hard money loan. I will use all the help I can get to make this a profitable experience. I am donating to "The Lucy Pet Foundation", my favorite foundation, every time I sell a home, because pets are part of my life too. Thank you!

I have a sweet deal in Arizona, pp 1.2mil, rehab 150k, ARV 2.4mil.

Phoenix home in upscale neighborhood, 7,957sqft, 0.68ac, 8bd, 4ba, sauna, pool, tennis court, 4-car garage, RV parking, sound stage, recording studio, dance studio and stage.

Rehab Company in place, Field Manager in place, KB-1 contractors license in place, Lead Carpenter in place, back office all set up.

Got info on Friday, 8/21/15 @ 10am, checked out property physically on Saturday 8/22/15 @ 3pm. Escrow has to be open on Monday, 8/24/15 first thing in the morning.

Have 18 years of experience in this trade, degree in business and finance. Due to a rear-end car accident I don't have enough funds myself to get this deal done. I had to close my business for almost 5 years and my husband became my full-time nurse. But now I'm back up and running. I can contribute $10k to the EMD of $50k.

I have a lender in place for a sweet deal in Phoenix, pp 1.2mil, rehab 150k, ARV 2.4mil. You may think this is not possible, I prove you wrong. Would like to secure back-up lender, JV, need 50k EMD, POF and LOI.

I like to make an offer on a deal in Phoenix and need a LSR. Purchase price is 122k, ARV is 312k, rehab 110k. I can not reach my regular lender and need urgently a LSR before the property is gone. If you are a lender, I would like to talk to you also, please write me a message. Thanks a million!

I have been bidding on several REO's and never won a bid. What is the secret to owning one? Is it of advantage to make it a primary residence? Thanks for the input.
