Thanks for your message, I understand that if you work full time, there is no time left to actively invest in real estate or anything else. There is a saying: People spend to much time earning a living to make money. Once you have a family, you are obligated to make a living and really don't have a choice. If you would stop working for 2 or 3 month, you could never recuperate from the financial turmoil you have created during that time. I completely understand. I was born and raised in Switzerland and grew up with values and trust to me is more important than anything else. I usually reside in Arizona but have to stay in California for a few month because my husband and I took on a leading position in a business located in California. Besides that, we have lived in the Coachella Valley for 35 years before we moved to Arizona and know the area well. I would love to have lunch with you, so we can feel each other out and see how we can benefit from each other.

I finally had some time yesterday to check out my cold, I was treated in the ER for Acute Bronchitis, I should have taken care of it last week, just was to busy and will now have to pay for it. Excellent Investment Opportunity!! You decide...

This vacant, custom-built Rancho Mirage Cove home is move-in ready, comes with all appliances, freestanding fireplace in living room, bar w/refrigerator, in-ground Jacuzzi in Atrium, washer/dryer in garage and looks like it has never been lived in, even though it was built in 1987. No wear, no tear!

Option #1: Lease it out for $2,400 to $2,600 per month, no rehab required.

Option #2: You could do a light remodel, new front door and entry way, new kitchen cabinets, new counter tops, new fixtures, tub surrounds, tile, carpet and interior paint, all for around $30k and you could get an ARV of $589k and make a profit of around $99k. Rehab time 4 mos. ROI=60.6% annualized.

I thought I replied to your post, not sure. I did find somebody to invest in my project and we are moving ahead with it. I need somebody to invest a small amount of money every once in a while and as I mentioned in my post, I pay handsomely and no investor ever lost any money with me. If you like to leave your phone number or email address with me, I could approach you next time. My investor on the project in Rancho Mirage invested $10k with me, is getting his $10k back plus an additional $40k within 30 days. Nobody complains about that! Nice return!

This 1995 Mobile Home has a block fence in the backyard, ceiling fans, electric heat, own water softener, no interior steps, vaulted ceilings, dogs under 25 lbs are allowed, is on it's own lot and could be flipped for an easy $40k profit. Comps for sale in the area are:

#499               $117,900

#449               $124,900

#  56               $120,500

#377               $118,900

Even if you flip it for $110,00 for a quick sale, you still make a profit of $30,000, the mobile is in very good condition. There is a low HOA in the 55+ Gated Community "The Wells".
