Just to clarify, I am talking about syndication that not involve renting but syndications that are related to active Investments.

@Max Kim  I do buy tax deeds in Georgia and that's most of what I do. I have been doing it for seven years now. 

There are in fact worthless properties for sale but there are still opportunities on the higher priced properties. 

For example, this past Tuesday on the Fulton county auction they had a house that is listed in the MLS for $6 million and it was sold to the highest bidder for $1.2 Million. There was a building appraised by the county at close to $3 Million that sold for $1 Million.

I did not actually see those properties so I don't now good of a deal those were but I did check out a nice house that would easily fetch close to $600,000 in the open market, that sold for $440,000.

This is a tendency I have seen already so I am now working in pooling money to have access to the bigger, better deals.

I would say that it could be argued that the closing date should be the date the judge approved the sale but most people will say that the date on the deed is the closing date as the date on the deed is the same as the closing date for the great majority of Transactions.

I moved ALL my money from my IRA accounts into a Self directed IRA and I invest in Real Estate with superb results. I wish I would have done it earlier.

Hello all, 

I have a number of properties under Tax Deeds in the state of Georgia.  In Georgia, there is a 1 year redemption period, followed by several months to obtain a free and clear title.  During that time the money invested is tied to the property. 

I run into am outfit  that will lend money against those properties.  The place looks legit but the overall cost is high.  I do understand that Tax deeds are risky and I expect to pay a premium but I would like to know if there are other outfits that would lend money against properties under a tax deed.

Any pointer will be appreciated.

Renters who would not mind but for sure you will have a smaller group of people to rent to.

I would advise against B.

The possible number of different kind of documents is just too many.

For wat it’s worth. This is what i do.

I keep everything digital.

I don’t rent but I have over 20 properties right now so my first level of folders is the county, I then have a folder for each property

And for each property i have

Buying

Legal

Rehabbing

Selling

Photos

Surveys

Receipts

Hello all,

First we had Virtual currency, now you can buy virtual real estate. 

There a few platforms where you can buy a piece of digital land. 

Its value, or lack there of, lies only on the perceived value that it may have in the future or perhaps the platform will evolve into a virtual reality environment where you can build a house and or a commercial space for rent. In any case, I don't think anybody knows what's really going to happen down the road. 

BUT, if anything, this will be the time to get in.

I would have to think that most people on the forum would not be inclined to play with this but it would be great to hear from those who have looked into it.
