I agree with Eric, flat fee all the way. There is a guy in my area who charges $200 straight up. Can't beat that.

I did quite a few last year and profits ranged from $500 to $60,000. Most landed around 3-5k though.

My market must be similar to J Scott's, 20k is an average profit and makes a deal worth doing. These are mostly homes with ARV's <150k. I don't do as many retail flips as I used to but when I did we averaged about 19k net profit over approx 24 flips.

You could have a combination of both. I own a couple properties with first position equity lines. As long as your disciplined with the money and only use it to make money with then you shouldn't get into trouble. I personally use that money to lend on good real estate short term or to flip properties.

I accomplished all of my real estate goals in 2011, not sure that I should be too proud of that statement because it probably means that I didn't stretch/challenge myself enough. I'm in the middle of determining my 2012 goals and I'm considering making them pretty ambitious so I'm forced to stretch myself. That said I had other 2011 goals in my life that I didn't accomplish because my focus was more on work. I'm planning on rededicating myself to those goals as well this year.
Life is good.

I've made multiple offers through them as well but nothing accepted yet. I second what everyone here has already said, takes a long time, no support, frustrating. That said it is always worth making an offer of what your willing to pay for a property, you just might get lucky.

Wholesalers probably spend more time finding deals than most other types of investors. Also good wholesalers will find deals that are not listed publicly. Half of my deals come from private sellers that never had a sign in their yard.
