Thanks for the responses. I'll be in Memphis April 21st and 22nd, most of my time will be in the Nashville area (Mt. Juliet)April 23rd - 26th. Anyone here from the Nashville area?
James - I have you number I'll probably give you a call when we get there.
Andy - not really looking to buy necessarily, just want to see the market to compare to mine. I'm not against the idea of owning rentals outside of Utah but not looking to buy immediately. I would love to learn about the Georgia market north of Atlanta from someone on the grund.

Randal - great advice. I definitely don't want to feel more stressed about keeping my assistant on task once I hire them. Having a defined set of tasks they accomplish should alleviate that.
Gary - I'm okay with occassional mistakes, I'm not that much of a control freak. I just dont want someone miilking the clock on me and causing me more worry about keeps them on task and doing their job. Worse yet, I don't want someone who will try to put tasks back on me ("can you call this person for me? Who should I call about this? What do you think I should do here?" I know there will be a little of this at first but I want to manage not operate.

Thanks for all the replies. I'm glad I asked the question because the answer now is obvious to me. I can't have one person that can do all of these things. I'm sure I'll save money by having an office assistant do office stuff at $10-12 and a project manager. Different skill sets.

Now can anyone help not be a control freak so I can feel okay releasing these things? I'd love to hear success stories of former control freaks who hired assistants and freed up their time to complete higher value tasks that actually create revenue.

Not sure if this is the right forum for this but here goes...
I've been considering hiring an assistant for quite some time to help me in general and do all of the tasks that aren't worth my time. Has anyone had any luck with this? And if so how much should I be looking to pay this person? Tasks would include:
-general research projects
-property management (take calls, meet people, post ads, etc.)
-project management for flips
-lite repair stuff here and there when needed
-office stuff
-errands (mail, deposits, etc.)
This is just a short list off the top of my head. Thoughts?

Marie and Kevin both hit the nail on the head. Your end buyer shouldn't care what you make. If they won't buy the property because they think you are making too much then they are the ones with the problem. I've made as little as $500 when the deal was skinny and as much as $65,000 when it was fat. Your reputation won't be damaged by how much you make. Your reputation as a wholesaler gets damaged when you consistently bring your buyers deals that are not deals.

I've done a couple things... I have some duplexes where I make both tenants contribute to the water bill, I have some where I just pay the whole thing. Depends on what you negotiate. In my are I have never heard of property owners of duplexes and triplexes sub metering water and sewer.

Motivation to be better in my business. It is always good to step back and look at your business and see where you can improve. This weekend gave me a great opportunity to do that as i listened to speakers and networked with others. I also made some good friends.

Waiting in Denver airport to board my plane back to SLC. Conference was awesome, and I feel like I made some good new friends. Definitely have some take away stuff from the conference to implement into my business.
