Hey Austin, hope you're doing well.
I'm quite sure what the guest was referring to when he was talking about homes transferred in a will is what's known as a trust list. It's usually identified as a non-market family or non-market trust transfer. Can be found on property radar and possibly list source..
As for the other list, its quite easy to obtain. It's known as an Absentee Out of state owners list. List source should do just fine for that one.

heres a good tip for ya. when you get homeowners who want top dollar for their properties.. Recommend a Realtor to them and have the realtor call them. If he does get the listing, you should get a referral fee ($500-$1000) that way you can offset some of your direct mail costs. Good luck out there. (I'm in the Sacramento market also)

@Jack Murray that doesnt really make sense to me, I can almost guarantee that a house like that is going to cost more than 70k in repairs. It looks like a tear down to me. But that's just my opinion. If you want good deals, find a good wholesaler who can sell you a property below market value. I also Wholesale in the Sacramento area. Feel free to connect with me or any of the other guys on here

@Gordon Cuffe The seller seems motivated, She is going through divorce and her son is graduating. Im pretty sure she is looking for fast cash but I think the best thing I can do is give her 2 offers, One offer for fast cash and another for a cash flow deal. I'll let her decide after I check out the property

Hello BP, Ive been marketing for motivated sellers lately and I got a call from a women who needs to sell her house fast but I don't know how I can structure a deal with her. The house she is looking to sell is in pretty good condition, built in 2005. She has a mortgage on the house for 395k and has about 35% equity in it. she also has 2 liens on the property that add up to about $1800. Im wondering If there is a way I can structure this deal with little to no money down to flip it...any Ideas?

Hello BP community, As a wholesaler Ive been doing my best to think up of new ways to get the word out about buying homes for cash. I am already working on a mail campaign and bandit signs. I was wondering if anyone knows any creative ways to market my company in order to stand out from the competition? Id be happy to hear your experiences with marketing and what you thinks works best.
