You can use Beacon Schneider website https://beacon.schneidercorp.c... to look up the zoning for Taney County.  If it is zoned as C1 or NR1 then yes you can use it as a nightly rental.  Please feel free to reach out to me. We are property managers in the Branson area (Not real estate agents fyi).

I do not have "hands on experience" in Independence MO but do have experience in the Springfield/Branson MO area.  I can say the demand for housing is extremely great and the cash flow is very strong.  Furthermore, we are seeing numerous investors as well as people moving into the state due to affordability and options.   I am born and raised in  SoCal and all my family still resides in California.  I chose to invest in Texas and Missouri due to the laws for rentals as well as the ability to buy many more properties because of the price point.  This spreads my risk among numerous properties.

The number of short-term rentals in the Ozark region has doubled over the past two years, and dozens of new vacation-oriented developments are in the works. These new developments are zoned for nightly rentals so the county will not take this right away from owners. The cap rates experienced are incredible. I have been in this market for over 16 years and these past years our market has grown due to John Morris (Big Cedar/Bass Pro/Cabela's) opening new Tiger Woods golf course, Payne Stewart golf courses, numerous activities for hunting/fishing, etc. Many new attractions have opened as well. Because of this explosion, VRM Intel will be bringing its popular vacation rental conference to Branson, Missouri, on May 18 for the first time. This event could be very useful for you to learn about this area. Massive growth in Ozark short-term homes attracts popular vacation rental conference to Branson, Missouri, on May 18

The number of short-term rentals in the Ozark region has doubled over the past two years, and dozens of new vacation-oriented developments are in the works. Because of this explosion, VRM Intel will be bringing its popular vacation rental conference to Branson, Missouri, on May 18 for the first time.

In Branson, the number of vacation rentals catapulted from 2,002 homes in 2020 to 4,566 in 2022, according to AirDNA, with hundreds more new vacation homes in development. And they're not alone. The Broken Bow, Hot Springs, and Lake Ozark markets have doubled since April 2020, with average daily rates up over 30 percent across the region.

@Zach Plackemeier I manage and own many VRs in the Branson area. The county Planning and Zoning has recently rezoned the entire county. To obtain a STR permit there is a process if you are outside of these zones. NR1 and NR2 are zoned for STRs so no permitting is required. If your property is located in a RR1, RV1, or C1 area only you may put in an application to request a special use permit for STR through P & Z board. This just occurred this past year.

Zach, in St Louis how are your STRs taxed for property taxed.  For example our assessor has just changed our classifications to commercial so they can use the commercial (Much higher than residential rate) for our property taxation value.

@Bonnie Low yes there is a national group that works on all of our behalf.  At the VRMA conference over $400K was raised.  They work with lobbyist, counties, cities, property managers etc to protect travelers’ rights to choose the type of accommodation they want, protect the rights of property owners to rent their vacation homes, and protect businesses’ rights to rent vacation properties.  You can see the site at https://www.vrmaadvocacy.org/.

If your city is not effected yet it will be in some fashion in the future.  Maybe something like property taxes double due to a new classification causing the amounts to increase.  Very important to work together on this.
