Hi @Brian Isleib - what type of return are you ideally looking for?  Budget?  Connections with those on the ground once you've identified a few target markets are very important.

As some others have said...do not sign yet.  Please go to the broker on this.  Yes, it is up to the buyer side to do due diligence.  But, the Listing agent and seller also have a responsibility to accurately represent what they are selling.  Many times you can work it out and a seller will be reasonable.

Interesting theory! BSU sure is a draw for a lot of investors and home buyers here in Boise.  It is one of our larger employers, also.  With a strong college in town that has a highly ranked football program, there are obviously also lots of other indirect ways that a city benefits..such as more restaurants, hotel accommodations,  etc.   Also, a population with more readily available access to higher education tends to produce higher income earners, who can then afford to buy housing.  I love living in a strong college town!
