To answer these questions, these are higher end rentals. My market is in a nice area of town where families have had to short sale their homes, but are looking to stay in the vicinity for the great schools. The first home I'm tackling already has real wood floors in the dining/kitchen, and I am definitely need to go with carpet in the rest without it looking really out of place from other homes in the area. Plus, I'm in a cold climate, so most people like carpet in the bedrooms.

Experienced landlords: In the process of ordering replacement carpets for a couple of SFH's I'm purchasing to buy and hold. Getting so many conflicting opinions from carpet stores, installers and carpet cleaners on the best material to buy. What do you recommend for SFH rentals? Poly, PET, Nylon? What is the most you'd spend per yard? Most important to me is that they can be cleaned up upon move out, rather than an automatic replacement. Thank you!

To experienced SFH investors, what utilities, if any, do you typically include for your house tenants? I am purchasing the first SFH rental that I've had in a while, and was wondering what the standard is these days. Home is nice, 2700 sq. foot mid-upper market. Thanks!
