Good luck with your moving decision! I don't have experience in working with wholesalers in Boise - in fact for years I've been wanting to meet one through BP or other networks. Could be an opportunity. I am not familiar with the market in Twin.

Hi Rain - I live in Boise, but my family is in Sandpoint!

I would start with a couple of the community banks or credit unions up there to discuss financing options. Of course, it would depend on what your intended use is, your personal finances, etc. - feel free to ping me if you'd like to discuss a particular area and what your thoughts might be on the property. I am fairly familiar with it.

Leave it to BP members to be answering carpet cleaning questions at 3:00am. Love it and thank you! I opened all the windows in the home last night, and ran the ceiling fans and A/C. I also sprinkled Baking Soda, and came back and vacuumed this morning. It made a huge difference! Walk through went fine. I will definitely look into the odorix to use if there are issues going forward. I want a satisfied new tenant. Thanks for the tips!

I had a quick turnover between tenants this week. The tenants that moved out had two dogs. They have been model tenants, and left the home seemingly very clean. However, I had the carpets professionally cleaned yesterday, and now the carpet has an intense "wet dog" smell.

I'm meeting my new tenant for a walk through tomorrow, and I hate that it smells. I'm hoping that some of it is because they are still a bit damp.

Anyone have any tips for anything I can do tonight or in the am that will help?

I really appreciate the input, thank you. (though for the record, I wish pit bulls no harm whatsoever). Long story short, I passed on the property. It was not an easy decision, but given the demographic (it is a 4 bedroom home), I decided not to take the chance. Renegotiating with the bank was not in the cards, as they already had a back up offer. I kept thinking of the story Marty Boardman told about the time a barking dog kept him from selling his flip. Bummer!

This was the first time I noticed the dog, but I hadn't been by the home in months. ( been in short sale wait mode since spring). I am not particularly paranoid about the breed... More concerned on what potential renters with with young ones will think and if we resell it down the road. Decision time!

Quick question. If you were in negotiations on the purchase of a SFH rental property in a nice neighborhood, would you be deterred by a barking pitbull that lives next door? Just discovered the dog today, and according to the owner, it is not friendly. Would greatly appreciate a any feedback.
