I would love to get a BP meet up in the Boise/Treasure Valley area on the calendar for January. Feedback needed: What timing works best during the week? Morning coffee meet up, lunch, or happy hour? There are more of us joining every day - and it would be awesome to connect and network! Investors, those interested in possibly investing, RE agents, and suppliers all welcome!

I echo the time of year being the biggest issue and am specifically marketing 18 month leases right now to avoid winter vacancies a year from now. I offer a small discount on an 18 month lease instead of 12, and tenants appreciate that option. Needless to say, patience and a frequent checking on the home to ensure no damage due to weather is key this month.

HI Nick - Welcome to BP! From what I understand, wholesalers typically do not go through the MLS or Real estate agents for deals. I am an agent, and would expect to be showing property that is on the market to an end buyer, not a wholesaler. It is my duty as an agent to negotiate the very best price for my investor client. There are tons of resources on this site and throughout the BP podcasts on how to find properties as a wholesaler. Hope that clarifies a bit.

I am so sorry to hear that! Please keep us posted. You will get through this - and have stories to tell in the coming years. I am sure it is particularly frustrating being so far away. Hi Gene - In my state (Idaho) you'd want to talk to the Designated Broker (who is often also the owner of the Brokerage). They may redirect you to an office manager from there - but it would be the starting place. In my book, getting your information and some straight forward pricing in the hands of busy agents is key.

Hi Gene- our brokerage has a meeting every couple of weeks, and businesses like yours often come introduce themselves and give our their information. I would check with your local brokerages to see if you can do so. Agents are always looking for new companies in the industry that are eager for business and do a standout job! Also - check your local real estate school. They usually have a home inspector come in to explain the process and then the home inspector distributes their info to the future agents. Good luck!

I have a rental that has this problem on Zillow. They took part of my real ad, and added a fake rent amount and out of state phone number. Maddening but unfortunately all too common in our new marketing paradigm.
