In Idaho, the title company used is buyer's choice. I'm with @JOAN DICKIE - each area has it's nuances, so check with the title company or your local real estate commission.

I would say look very carefully at the Condo Association's rules and bylaws. A couple of things to really look out for: Ability for them to charge special assessments on top of regular dues - those can be huge. Also, some place restrictions on the occupants and often the pets allowed on property. Patrick brought up excellent points as well...beyond the ability to get financing, you just want to make sure you can rent them out and have the freedom you need to place your tenants of choice. Great start Gabe! I'm with you in finding places that you would be willing to move in to. Biggest tip I would say is be very thorough in screening when you sign on your tenants (in that price point I would think you have lots of interest) and go for long term tenants if possible. After you experience the time and effort that a tenant turnover can take - you'll be all about those long term tenants. :) I don't think you mentioned if are using a property manager - so if you are, that would carry over to being very selective in who you choose as your property manager.
