Hi Angelo - I don't have a specific answer for you, but the biggest thing I would say is that above all, be authentic and true to who you are in the way you let a seller know who you are. I personally find that using scripts can sound very canned, and sellers can and probably should be skeptical if they know they are hearing a script. I imagine a wholesaler can answer your specific question about the company vs. individual!

I would say make sure that you have a long term financing option in place in case you find that you want/need to keep it as a rental. Like others mentioned, knowing market rent for the property should help put your mind at ease if the numbers work to cover your monthly cost of holding. Part of the strategy would be to purchase a home in which you are confident has a high demand as a rental. A good property management company can provide you with valuable information specific to the neighborhood you are purchasing in.

Hi Joe - I totally get it. I was a nervous nelly at the beginning...and turned down deals that I should have jumped on. Not sure of your particular situation, but you might want to curb your enthusiasm around those that will most likely put real estate investing down no matter what. After one of my first deals, I had a close family member tell me that I might as well have thrown my money away. I quickly learned to trust my own instincts.and be very selective with who I shared investing successes with.

Curious if you've come up with a particularly creative (legal) way to raise funds for your first investment property. I am writing a blog article targeted at (almost) investors who stay on the side lines because of the lack of funds needed to get started, and how they can get into the buy and hold game. I know there are some great boot strappers on BP that have started in the game through innovative strategies!
