I think many of us have empathy; I was very excited about one this morning (first day on the MLS), but by the time the agent called us back at 11, there were multiple offers. Onward!

Belated welcome to you Cam! We hold SFH buy and holds in Boise, but also have been looking at expanding to a similar size to add to our portfolio. Best of luck in your search...this tight inventory is crazy! I would love to hear if you find one that works for you....sounds like a solid plan.

Thank you for this. Is there a type of camera you would recommend for starting out in the sub $1000 range? Ready to get some better interior shots, but would prefer to be able to take them myself.

Thanks Josh! Just wanted to share it because I know there is a lot of frustration with short sales all around. In this case, both real estate agents were worth their weight and more to push through the red tape and make it happen.

Closing this morning on a Short Sale transaction with two lien holders and an HOA lien that has been over 9 long months of crazy ups and downs. I was already in escrow on this at the BP Summit...that is how long it's been! In the meantime, we purchased two other properties and gained great experience elsewhere. It can pay to just wait it out and not walk away, as long as you are not depending on it to happen. Closing at $40 per sq. foot less than the neighborhood average on a beautiful home built in 2005.
