I've never found a more comprehensive website for learning the land lording and buy and hold investing business than BP. It is invaluable. If you are serious about learning, the 2013 BP Summit is a must as well. I am so thankful for this resource!

Specifically, it is a long distance boyfriend moving to town. I am just unsure if I should structure a brand new lease for the two of them, or just create a separate one for the new occupant.

Bringing up a very old thread here..but was looking for answers on this and see that the topic was already brought up once. I have a good tenant who has asked to add a roommate to the lease. The prospective roommate has completed an application and passed the screening. Since my original tenant has an existing lease in place, would I create a whole new lease with both signatures, therefore making the old lease null and void?
Any feedback is greatly appreciated. I was just going to do an addendum - but it sounds like that might not be sufficient.

I've run into this twice. It is a big pain to go through..but though they require the letter, they ultimately didn't require us to use them as the lender. The first time, they approved us (although we wound up not purchasing the property), and the second time, they denied the approval even though we had the credit/income needed. This was based solely on the fact that we had more than 4 income property mortgages. It is a silly game..but we played it anyway. You can choose to submit an offer without the letter, but I would be very surprised if they accepted it.

Hi Sarah - We faced a decision like this last year. Ultimately we sold and have not looked back. Freeing up that capital has enabled us to turn around and purchase a rental that made sense from a cash flow perspective. Our balance sheet is much better looking now. Best of luck in your decision. If you do not want to invest in other real estate - it is hard to go wrong with paying down debt like you are mentioning!

I'm so inspired by the "marketing/branding panel" held at the Summit...and am working on building my brand this week. My holdings are and will continue to be high quality SFHs for lease. It's time for me to set up a simple website to provide details about the homes. I am thinking about just starting with a wordpress blog. Before I start..just wanted to check to see if anyone else is using another inexpensive and effective route for their website creation? This is not my area of strength...but definitely willing to learn!

Incredible time at the BP Summit. The only thing I missed out on is connecting with any other Boise/Treasure Valley investors. If you are an active investor in the Treasure Valley - I would love to connect. I am a buy and hold SFH investor just looking to network. Also on the hunt for a reputable investor savvy RE attorney if anyone has a recommendation. Thanks!
