The title company handles the funds, and in Idaho, disbursement to the seller is typically less than 24 hours.   I am not sure if that is what you mean?  But, in short...work through a title and escrow company and they will walk you through the process!

After much anticipation, we have scheduled our next Boise Investor Meetup. These informal meetings are designed to connect Boise-area real estate investors (who have been brought together through Biggerpockets.com) to allow for networking and discussion.

Post: Disclose Past-But-Fixed Water Issues?

Idaho's disclosure form has a section that asks the sellers if they have ever had water issues. I would let the sellers disclose the past issues and provide documentation of the remedy.   As an agent, I would also be available to answer any questions and verify what happened.  Happy Selling!
