Hi @Ryan D.!  Have you considered your own backyard of Boise? I love being about to drive by our rentals.  Yes -we are in a strong sellers market, but most of the rest of the country is as well.

Hi @Richie G.@Aaron B Lee - etc,   if you haven't done so yet, I'd encourage you to start a meet up in your area. We do ours just quarterly here in Boise,  but they are fun and such a simple way to connect with other BP'ers.   Find a restaurant that will let you meet in a no host setting and put it out there.   @Brannan Beasley - That is great you've got a REIA going in Idaho Falls!

Hi @Andre Crabb  - I would find a newer (but not brand new) agent that you could pay a reasonable flat or hourly fee to for each property.   $30-$50 per hour might be a sweet spot.  You could also let them know that they would have the opportunity to list the property if you are planning to rehab and list it.  Interview them first to make sure that they are a fit and will represent you well.  Expecting them to do it for free over and over will cause frustration for all parties, in my experience.  Good luck! Another thing that will go a LONG way in your relationship with agents...send them a listing referral once in a while for a property that sellers that need to sell for more than you can offer them.

Hi @Jordan Campbell - It was so great to connect with you at the meet up the other night.  You are definitely on the path to taking action!   @Scott Hibbert's recommendation of Scott Trench's Set for Life is another book I didn't think to mention.  Definitely should be a must read for ya!  I am excited to see where your journey takes you..as I know you'll be successful.

@Ryan Y. - welcome!  Looking forward to having you as part of the Boise BP community.  @Dan Campbell - you can say that we on a growth trajectory right now, to say the least.   We've been discovered and market is pretty tight for buyers.  Have you seen Boise Boys on HGTV? :)  It actually is pretty spot on.

@Susan Livingston - interesting! We did just get a heads up at our investor meet up last night that sewer rates are headed north very shortly.

@Skylar Vincent Caldwell is a growing place to invest for sure...lots of revitilazation downtown and much lower price points than Boise. Sounds like you already have a lender...so that is the first step. House hacking with FHA is a great opportunity. Good luck with your decision -and be sure to touch base with our local Boise/Treasure Valley BP community if you move out here!

@Matthew McNeil all the best in your search!  The Spring has been in a buying frenzy, but it always levels out a bit as the heat index rises.  Yep, Meridian and Kuna are both growing rapidly...and at some point they will converge.  Ditto for Meridian and Nampa.

Hi @Matthew McNeil! So glad to hear that you are enjoying your Boise properties. I do have to differ from the opinion that most investors are not buying.  Investors are buying heavily...looking to the demographics and projected growth in our market. If one is looking for a hard asset to put their spare funds in (vs, the stock market or a savings account), the argument to purchase is extremely compelling to many professionals.  It all depends on each investor's end goal.  As an added bonus, they get to travel to a wonderful destination  every year to check on their rentals!
