Hi @Duane Whittaker - congrats on taking action.  If you can handle the lower cash flow for now...you might consider financing while you qualify from your job, and taking a shorter mortgage.  All the best to you...even that one home will make a difference, no doubt...but it sounds like you are on to more.  If you can finance 3-4 in the next couple of years with traditional financing at low interest rates, vs. 1 paid in cash, I would personally lean into that idea.

I believe the guidelines are you need to owner occupy one year.

Hi @Leo Tsang! I am in Boise, Idaho, but have some great BP friends in your area that are very in the know.  I would suggest connecting with your local meet ups there, and talking to those that are buy and hold investors.  That first purchase is the hardest...it won't be perfect, but you sure will learn from it and make adjustments as needed.  (just make sure you are at least positive cash flow on that first one. :)  )

@Zack McCoy  -Welcome! Sounds like you are on track with a solid strategy.

I would consider just turning each of your live ins a rental and move on to the next one.

@John Lingel - Welcome!  My experience with out of country clients is that it can be pretty straight forward as long as everyone at Title knows ahead of time.  Our market is Boise as well.  All the best in your endeavors!

@Sandhya Gorman Welcome to investing in Boise!  I would highly recommend you do everything you can to make sure you don't have a vacancy happen October - January.  Yes - if you are using property management, they can help advise on this. Good luck!
