@Luke Ache Anything on the MLS is not going to cash flow much or will be negative. I have been tracking the Huntsville market for a year now and its been hard finding anything on the MLS. I am looking for my first property and I don't think I will find it here. Might have to look farther away to see if it will cash flow.

I was wondering if a 4/2 with no garage is worth more than a 3/2 with a garage?
Almost
all other houses in the neighborhood had a garage.
I am looking at a house that has a converted garage. The house need some work and was wondering what I would do with the converted space.
How will the converted space work with insurance and zoning?

I am not sure what you are asking. You are trying to compare 2 different strategies that have their pros and cons. Then you are adding more complication by trying to compare 2 different locations. Other things you should think about is are you looking for cash flow play or appreciation?
I am trying to get my first LTR in the Huntsville market and its pretty hot here. Why not reinvest the money back into the market you know?
