Hi Bronwen,
Sandwhich lease options are when you lease a house from somebody and then turn around and lease that house to somebody else. If you get the lease initially at a discounted rent you can lease it to someone else at a higher rental price in order to get the cashflow.
Then at the end of the lease term if all goes well the tenant will buy the house from you for more than you agreed to pay the seller (the person you leased it from) and then you can make the money in the middle at closing.

That is SO cool. That may come in handy if I ever put lock boxes on houses I'm working on wholesaling. The ones that I'm worried about putting lock boxes are houses in "rough" neighborhoods. This should work great. Thanks for sharing!

Thank you guys all for your feedback especially @Robert Taylor. I feel solid in knowing that from another real estate agent. I guess I'll just let my dream of being paid for referring go as I'm not looking to be a real estate agent. *sigh* lol

Hi you guys. I'm a wholesaler out in the Milwaukee area. I was recently talking to a real estate agent about an REO property he had listed. I asked him if I found an investor that would be interested in buying it would he be able to pay me a small fee. He said no, because I'm not a real estate agent.
But I've blogs that said that I could get a fee from an investor friendly real estate agent.
What's real and what's fake you guys. Or am I missing something? I get leads and I have good contacts. Can wholesalers get paid for my referral services in a way that I don't know about?

Thank you @Brian Gibbons . I never heard about these things. Even though I don't plan on investing in homes this way myself right now I appreciate the advice.
Hopefully the people that I wholesale these deals to know these laws and procedures. I do have more questions to ask you, I hope you don't mind me sending you a PM or perhaps referring me to any articles you may have about private 1st mortgages or lease options in conjunction with right of first refusal?
I'd really like to learn as much as I can.

Hi my name is Vanessa,
I am a wholesaler in Milwaukee county and I'm now branching out into Waukesha county as well.
I find homes all the time that need minimal work and are too much to get at a deep discount because the owners know that it's worth more but not in the condition that real estate agents are used to, to show and sell.
So I wanted to know if there were any lease option investors in the area.
Sandwich lease options are a great way to invest because you can cash flow and have the potential to make a nice profit when the tenant-buyer buys. I work with probate motivated sellers a lot and many of them don't need the monthly cash flow because the homes are owned free and clear and have no mortgages on them. So they won't need that much in rent.
So if there are any lease-option investors in the area send me a message and let's get to talking about these future deals
