A bathroom in new jersey would cost around $10000 .If you pull out permits from the town. If you do it yourself you will buy probably supplies for $2000-$3000.

Scott J. i agree with Ryan B. As long as everything stays you can reward them.Do not lower the rent but maybe find another way to compensate them. maybe it would be better if you give a month free then lower rent 100 for a long time.Or buy them a gift or something.

Travis Vizier The lender after a while may reduce your loan interest after being on time for a while. I put mine on automated payments and after a while the lender reduced the interest on the loan. Even 7% is kinda off cheap considering hard money or private lending. You could have your real estate pay for the loan and you will have a propertie to your self

James Vermillion .So if you are a rehabber what would your daily routine be. how would you go about finding your deals ? i am not necessary asking for a wholesalers side off business.

On another case the listing agent I was working with got the bank to give them the prize we wanted because he had a vested interest on the property.(we partnered up) . So yes the listing agent can give you better prize.

1)how well you know the realtor ? If they are in the same office I would stick with the realtor you have. The reason is that they have relationships and they know each other. So as a good practice a realtor won't accept you as his or her client. As far as the deal goes . I would still stick with the same agent. If there is inaf incentives they will push the bank too get you a better prize. Bottom line is money talks. A realtor has to protect himself . Because he needs the business from both sides. I offered a 5 k to a listing agent to get me the prize to where I wanted to be and she did not do it because off her morality.

Depends on the prize of the house. If below 50k I would go with the listing agent. Unless you don't live in the area and your realtor can be your eyes and ears for you.
