She is following lending guidelines. Banks like wells have stricter guidelines then a mortgage brokerage. As an investment she is right,20% down is a must.Probably they will ask you for 6 months reserve per property.
When you did the refi did you pull any money out.(cash out refi )that could have been your 20% down for the other property.
with todays rates being so low if i would qualify i would buy as many properties as i can using the banks money.
you can also buy it fix it and if it has equity you can refi again after a year or so.

on a fha loan there is a MIP (the calculation rate it was raised by the government again). If you refinance fha again you will still be paying MIP FOR A PERIOD OFF 5 YRS plus upfront closing cost.
You ARE at 92 % Ltv .
on a 130k @ 3.75 % your payment would be somewhere $602.05 plus tax monthly hoa etc.
When you say it was appraised @ 130k ? how did you come up with that number ?
A lender will order it s own appraisal.
Rule is if you refi @ 2 points lower you will make out better but right now i dont know if it pays to save 60-80 a month. I would use the 20% to buy another property.

Have a land contract in Tennessee. Need to find a Pay Or Quit Notice. Tenant has been late for the past 2 months. Although monthly payment has been paid plus late payment fee, I want to be prepared.
Any help would be appreciated.

Home depot and Lowes ? Never . They sub it out .Like others said better go to a suplier.
1) prefab comes ready. all you need to do is cut the wholes and seem it out. If you have a big project then you probably can get it for very cheap from the supplier direct.
2) you get what you pay for. not often the prize translates to good work.
3)Granite comes from many places . china, india, brazil, italy (the best).being so that it comes from many places you will get fooled from the fabricator....because you wont know the difference.

4)fabrication is very important .( polishing ,seems, edges,cut outs)
a good fabricator will make the seems<< seemless >> WHAT i mean is you wont be able to see where it was seemed. A lot off fabricators will bring you small pieces and put seems everywhere .A good fabricator wont seem the granite right in the middle off the sink(it just wont hold for long)

5) under the sink you have make sure is really secure. Some people glue 2 pieces off stone together and that way it hold your sink. what i like the best is ..scrue pieces off wood underneath , that way will hold better and you know it wont go anywhere.

6) edges . square edge, 1/4 around edge, are standard . ogees, double ogees and other edges are extra.

I WOULD GET RECOMMENDATIONS FROM OTHER INVESTORS WHERE ARE THEY GETTING THEIRS. It beats going to home depot or Lowes.

Live in NJ. We also have small housing, no dining room :( . What I had to do was to move walls and go up ,another level. Moving walls is not that hard but it takes time and money. Of course you need to worry about plumbing ,electrical and supporting walls and budget.
Your best bet is if you are not handy have a contractor come to you for an evaluation.
If its prized right any house will go. There is a market for everything.

Jeff Sielicky Ann Bellamy yes there is aways to go around it. I tried easy tether pro. Personally i liked pdanet the best. But it is not an wifi you have to use a cable to connect to your laptop. It is a very good connection service. As far as wifi i use foxfi. You can use without cable.You can use it for any tablets and laptops[
