@Jay Cook youtube university mate what exactly are you looking to do ? how are you getting your leads? do you have all your team setup and ready to go? or are you thinking of winging it? My mentor is a Fix and flipper maybe i relay your questions if i cant answer them myself. But to answer your question mate youtube and social media its the best everyone is putting their content out for free to get exposure its the new age of learning.

@Sherrie Price Hey Aloha and merry Christmas mate what type of investing are you looking to get started in what are the goals you've set and how far along your educational journey are you?

Have you tired to do driving for dollars? or the court house those are great for lead gen and as far as a CRM i personally use google sheets and set reminders for myself on the sheets so im not missing my follow ups and google sheets allows me to make notes its not super high end but at the same time i am just a one man army and its simple to use you feel me. If you need more details hit me up mate i can ask my mentors about what types of CRMs they are using.

Hit up the commissioner on the property and request the fact sheet use the fact sheet to determine the the equity on the property. When you find enough equity on the property go for it, best of luck to you mate and if you need anything else feel free to hit me up.
