Wow! I am so impressed.  One question though. Do you have any idea how long these "everything" collectors lived in the home before you purchased it.

This has gotten ridiculous. I have no doubt that my kid would be DEAD without cannabis. He is an adult now [20] but he was the second minor [possibly third] in the state of Colorado to get the 'pink card."[ minors card] And we still had social service up our butts [though the workers always apologized and felt terrible about it] for several years. 

I am open about both of us being Autistic.  My son also has lesions on BOTH sides of his thalamus which causes it to signal to the rest of the nerves in the body that they are under extreme attack.  These ice-pic, much worse than tazer type pains, at the worst were so intolerable that he used to pass out hundreds of times a day from the pain.  He BEGGED me to help him die every single day for years. 

Marijuana has been a miracle for our family [and no, I do not smoke it, but only  because it doesn't work well with my biology] and I cannot understand why the OP [and others] came all unglued about some nasty little gossip whores accusations.  one of the things I LIKE about being Autistic is that I do not believe gossip. I wish nobody did.

I am hoping that this subject is just dropped.

  LJ has no other property.  He is living with us until he is capable of living on his own [ disabled but will someday be on his own] Because of his disability and illness [the reason for his disability] he only works a couple of days a week for just a few hours.[ that is not a forever thing, we were told he would be institutionalized way before now by the experts. We live life proving them wrong]

He is getting homeowners insurance until the house is rehabbed.  We will be there on week-ends, possibly a little more often than that.

Your kids are so incredibly cute!  What a wonderful daddy you are.  And a much smaller, but still HUGE congrats on your extremely profitable flip. I imagine that the former owner is so happy that she entrusted you to bring her 'baby" back to its' previous glory.

My son will be closing on the 15th, if not sooner.  He will be staying with us during the week and we will all be going to Pueblo to work on the house on the week-ends.  We figured this might take 3 months before it is in rentable condition. 

So, he is going to buy regular homeowners insurance to start. My understanding is that if a house is not lived in for over a month that damage done by vandalism is not covered. Unfortunately, there is a problem with vandalism here. 

If we are staying there every weekend will the insurance company considered that living there or not?  He cannot stay in the house during the week because he has a job in Denver. Plus, it will be 3 months before it is rentable. What should he do?

Was counting the days until the 15th when my son closes on his home [ ready to get in there and start fixing it] and just found out that since he is paying cash, he can close BEFORE the 15th. Yay!

He/we are afraid to. Initially he offered less than the asking price[ about 15% less] and they accepted the offer.  According to the people we have shown the house to who are familiar with that part of Pueblo, he still got a "golden" deal.  If he were to ask for more could they just elect to sell it to someone else? [ would  call andask the realtor but the verizon booster is not working so we have no reception] We are afraid to take that chance.

Okay, so, my 20 year old son found a house in Pueblo.  He put in an offer, which was accepted. Inspector came. There were a few issues we had not been aware of, the largest of them being what he suspected as major foundation issues. Son was going to back out,but the realtor convinced us to get an engineer because there were no regular signs of foundation damage [cracks, windows, doors, etc]  So, I just spoke to the engineer and the foundation is fine.  Sept 15 he will be a homeowner!
