U can request ur realtor to list on MLS and this will push the rental listing to all RE websites like Zillow, Trulia, Hotpads, realtor etc
Generally most of the leads come from first 3 websites and also via MLS from other tenant agents.

What does ur lease agreement say? Did u use TAR lease agreement? If so, this has comprehensive coverage on pets and action to be taken for violating pet policy
If the lease agreement does not cover this scenario, u need to negotiate with the tenants on additional pet deposit & monthly pet fee

We are looking for builder/General contractor to build townhomes and Multifamily projects in around Dallas metroplex.
These are ~20 unit projects with site & Engg plans approved . Are there any builders with good experience in these residential properties?

Do u have experience buying Multi-family properties? Are u familiar with the area and know the local rental market ?
This where realtor can assist u and also help in negotiating the offer. They can also use standard realtor contract docs. Otherwise you will need an attorney to draft the contract. Even with standard contract docs, u might need an attorney depending on deal complexity
In most cases it doesn't cost you to have a buyer realtor as Seller pays their commission

Most lawn/landscape guys in Dallas also offer fence installation & repairs. For simple fence, it may work out better than a professional fence guys

Yes, u can sell equity to other investors. First check with ur lender on the loan terms & conditions and how this can be done.
Few questions -
1) Did u close this on LLC?
2) Full re-course loan?

You can obtain TX RE license via online, self learning or attend in person classes. If it is convenient I would recommend live classes as you get to meet instructors, students and can network with others in the field
I went to Champions RE school in Plano and they offer live, online or self paced classes. Kaplan also offers classes in DFW metroplex

Commercial/Residential buyers are entitled to have their own agents. You should have disclosed to the listing broker that you have an agent during your first contact. Listing brokers hate this scenario where Buyer's agents are bought into transaction at a later stage.
Generally the communication is between listing and buyer's agents. Seller/Buyer only communicate to their respective agents unless absolutely required and never bypass the agents.
In this case, the listing agent might have assumed they are representing both sides and are going to be paid dual commission. Listing agents pay Buyer's agent for procuring the client but in this case you saw their listing on Loopnet and their advertisement/marketing procured the buyer.
