“Prep Agent” on YouTube! The best free ( or paid if you wish). Just watch his videos over and over until you’ll  start answering all his questions before his students. I passed on my first try 9 months ago and closed six deals since( not so many, but I am happy!)  😉 Good Luck!

Learn your market! One area at the time! Go to your MLS and pick an area where you would like to start. Draw it on your map and give it a name. Now learn everything about this pocket: what is the average selling price? Who is the potential end buyer? What kind of schools around? What's affects the value? How much is the top price per sqft?...etc. Now you can set up your notifications for that area. Assuming by now you know what is the top dollar you could get after repair, you should set the value lower than average, but not too low, because you won't get any hits. That's all. Make sure notifications comes soon as new property hits the market, so you can analyze it right away and go check it out before you offer it to your investors.

Now you can move to another area and repeat the process. 😊 Good Luck!

Hello!

You don’t need to find a brokerage that specializes on investors. You can become Investor friendly agent your self at any brokerages. I signed up with 100% commissions brokerage and basically work on my own. Working with investors is a speciality ( a niche), and requires a lot of extra education and knowledge. Majority residential agents know nothing about investing. If you decide to become an investor friendly agent you can easily do both.

It is possible to be an agent part time, but I don’t think you can do it 7 days only and stop for two weeks. If you get a client they will not wait for you to come back and put an offer on their dream house or sign a listing agreement knowing you are going away for two weeks. You don’t need to be an agent to become an investor. Extend of spending your free week on working for somebody, spend it on your own real estate education: read books, listen podcasts, watch webinars and save the money for your first deal, extend of spending it on an endless fees and marketing.

By exposing those listings you might find interested buyer and they will call you. You will show them that house and if they like it you will get your first deal! Remember, every single call about those listings is your leads. Work them! Find out what they are looking for and find it for them on the MLS. Same goes to an open house. Ask other agents in the office who needs help with open house. Talk to every person who comes and ask them if they already have an agent. Most of them already do, and it's ok. You still can find "wondering" neighbors who just thinking of selling or some buyers just cruising around on their own. Give your cards to everyone and ask them to leave their information. Follow up!!!

I am a new agent. I’ve started in February with 100% brokerage and zero training. I’ve   closed on 2 deals, I have one transaction in escrow, one listing coming up next week and I always looking for more houses for my solid buyers. I did not spent a dime on a lead generation or marketing my self (except business cards and listing materials). I do post on a craigslist one same ad every month for free. From this ad I’ve build a solid  buyers list of cash investors. They all want deals and I find it for them. I’ve learned my market and I can tell you about every single possible deal in any price range. I’ve spent 4 months following a flip project one of my investors, helping him and learning everything I can about construction, cost of materials and labor. I am networking and building my contact list of an investors, wholesalers, agents, contractors, gardeners, handyman’s, cleaners etc...I’m not just a real estate agent. I am Investor Friendly Agent. 😊

Thanks! I found TAN website. But I am not a top 10% agent in my market....yet! ( I am working on it 😎). If I could get an access to a off market deals for my investors, I would  become a top agent very fast! 😉

What state are you in? Every state has different real estate laws and school requirements.
