Hi! Wondering if people have any referrals to solid commercial agents in St Louis who are experienced in either selling or leasing out an old Jack in a Box location. I’m out of state, and would prefer a local agent especially for leasing. TIA!

Just wondering if anyone has invested with the Black Swan Team and how their experience has been to date. They seem like a relatively new sponsor in the private equity space. The newness of their business makes me nervous, but I really like their investment strategy--focused on significant value add SFH and large multifamily assets utilizing the BRRR strategy and holding long term. Their deal structure seems somewhat unique -- no fees at all, 50/50 split of profits after full return of initial capital investment to LPs. The stated goal is full return of capital within the first 5 years of the investment after which they plan to hold the assets for the full 20-25 y, so you remain in the fund getting 50% of the profits and reap the longer term benefits of market appreciation upon the sale of the asset 20+years later.

Any thoughts on the upsides and downsides of such a structure would be greatly appreciated as I'm new to the world of syndications and funds.

Thanks!

Post: Phoenix is Overpriced - Ask Zillow, they are losing money

I know this is all a bit of conjecture... but do people think Zillow hit the 2-4 unit market in the same way as the SFH? Wondering if it may be wise to adjust my COC goals to add in some price correction cushion.

I also had read somewhere that Zillow was likely going to off load to institutional buyers, so at least for the SFH market, we weren't really going to see the price adjustments immediately. I was thinking it might be delayed as those institutional buyers then try to sell the "good deals" they got from Zillow. Not sure that's sound thinking.

Hi BP braintrust,

I'm working on building up my local Phoenix team and looking for a property manager familiar with the downtown, Tempe, Mesa, Chandler/Gilbert areas. I'm targeting 2-4 unit B/C multifamily properties.

Any referrals would be great appreciated! TIA!

I’m not thinking of house hacking but would love to network with other female investors. I’m out of state and looking to invest in multiunit residential rentals in Phoenix bc I have some really good friends who live in Scottsdale.
